Conductor teamed up with Wegman Companies as the developer, and Bozza Pasta as the tenant to complete the 15,000 SF build-to-suit pasta production facility in the Elm Ridge Center plaza. The project included a complete renovation of the space including a new storfront facade, retail sales area, back of house offices and break area, and back of house commercial food production space including walk-in freezer storage and dedicated Gluten Free production areas.

Scope Highlights

Architect of Record was Hanlon Architects, MEP Engineering was performed by DiPasquale Engineering, Structural Engineering was by Popli Design Group. Stantec performed a specialty hazard analysis for the food production areas.

All new HVAC systems were installed for general and specialty facilties requirements. Special design condiderations were made for delegated production HVAC systems to separate areas from cross-contaminating with Gluten Free production environements. A dust collection system was installed per NFPA requirements in condsideration of the production area’s mixing requirements.

Civil and structural improvements included the re-work of the existing building storefront for a new glass façade and canopy, installation of structural tank pads for a bulk nitrogen tank and exterior dust collection system, and reinforcement of the existing roof structure to support the added HVAC and Refrigeration equipment.

A 1,600 SF low temp freezer was installed within the existing space which involved removal of the existing slab for insulation and radiant heat, IMP panel walls and ceilings, and specialty high speeds roll-up doors.
